When routine maintenance uncovered potential issues with several decks, Applewood Condominium One took immediate action. The association board invited SPS to conduct a thorough evaluation of their decks. However, an initial visual inspection wasn’t enough to reveal the full extent of the underlying problems. To ensure no detail was overlooked, the board initiated the Savings Blueprint planning process, beginning with a comprehensive building envelope assessment to understand the facts. This included a detailed analysis of the decks’ integration points and all related structural components.
The evaluation's results were eye-opening. Issues that had been hidden since the original construction were now exposed: extensive water damage, severe rot, and disconnected building components that couldn’t have been detected with the naked eye.
Facts: Pervasive sheathing rot behind siding and at the roof to wall transitions due to improper flashing installation methods.
Options: Phased building envelope replacement, phased component replacement, and funding with reserve funds, special assessment, and/or a loan.
Path Forward: SPS30 Full building envelope restoration project funded with a 30-year loan.
Armed with a complete understanding of the building’s condition, the board was presented with tailored solutions. The first step was choosing if they would do a project now to remediate the severe, systemic issues they were facing, and if so, would they do it all at once or find a better serving sequence of events.
After modeling several scenarios with the SPS planning team, they unanimously decided a full envelope restoration was the right course of action for their community. Next, they dove into selecting the right materials – those that aligned with the community’s needs, preferences, and budget.

As recommended by SPS, the board consulted with a third-party engineer to ensure that each decision maximized value. This allowed the community to proceed confidently, knowing that every option was carefully considered from both a technical and financial perspective.
With the plan solidified, the work began – and the results soon followed.
